**Beautiful resort with lots of charm – but in need of renovation** The Khum Phaya Resort is a beautifully landscaped hotel complex with a very special charm. The entire grounds are lush and lovingly planted. The architecture is in the traditional Lanna style, creating a very pleasant and authentic atmosphere. The combination of traditional construction and tropical gardens is what makes the hotel so special. At the same time, it's noticeable in various places that the resort is showing its age and some areas require renovation or maintenance. This doesn't detract from the hotel's charm, but it's certainly worth mentioning for a hotel of this category. ### Conclusion Overall, the Khum Phaya Resort is a beautiful and exceptional hotel complex. We particularly enjoyed the traditional Lanna architecture, the lush tropical plants, the exceptionally long pool, and the overall ambiance of the grounds. The food in the restaurant, the spa, and the friendly and flexible service during early check-in were also positive aspects. At the same time, it should be noted that the resort is showing its age in several areas, and a certain need for renovation and maintenance is clearly evident. This applies, for example, to the children's pool area, the spa shower in our room, and various other amenities. What we found particularly disappointing for a hotel of this category was not so much the age of the resort itself, but rather the occasional lack of adherence to its own rules and the handling of disruptive behavior by some guests. The disregarded pool hours, children swimming noisily until 8:30 p.m., and repeated loud video calls during breakfast did indeed detract from our stay. We would have expected more attention and a more consistent, yet still friendly, intervention from the staff in these matters from a five-star hotel. Anyone looking for a beautiful, very authentic resort with lush tropical greenery, traditional architecture, and an exceptional pool, and who can overlook minor renovation shortcomings, will find a truly special resort here. However, given its five-star status, we would expect more upkeep and maintenance in some areas, and above all, more attentive enforcement of the house rules.
